I always knew that when it was time to finally take the plunge and buy a house, that I was going to rely on the best building and pest inspector I could find. And that’s why I decided to choose Mal Wright Pest and Building Inspections was competitively priced and had good reviews, but I poured over his website and felt confident from the moment he responded to my initial email that he was a good operator and knew his business . His attention to detail was as advertised and I was very pleased at how responsive he was in communicating with me. Mal performed a combined building and pest inspection for me, including Meth swabs, and additional requests including inspecting a number of outbuildings, conducting a roof space investigation, and also to identify if specified pests that I am allergic to were present in the house. I also had the pleasure of going out on site and got to discuss my plans for my new home and watch Mal in action. He sure as hell worked for my dollar. He was covered in mud and grime and spiderwebs, and a great big smile and he truly was pedantic in identifying any and all minor and major issues with the property. What should have been a 1.5 hour inspection took far longer and he did it without complaint, making sure to really investigate all the areas needed. In sweltering heat and after normal business hours, Mal kept going until he ticked everything off my list. As Mal’s inspection took quite a bit longer than anticipated, he was very upfront that my report would also be delayed by a day on the basis of the detail he wanted to put in the report, and I was happy to wait. I was very happy to get his comprehensive report on the issues the property I was looking at had. While I had elected not to make my purchase contract conditional on the report, utilising an extended cooling off period instead, I was content that I understood what the issues were and had some good ideas on what to do about it, so I went into the sale eyes wide open ( which was great because there were issues , and some things that had not been done correctly by the vendor/ builder that would need to be rectified soon), and I was reassured as to the value and condition of the property thanks to Mal’s report and thoroughness. We recently moved into our new home in Cliftleigh. Being first time builders we were very anxious during the whole process, worrying about things being missed and trades not caring enough to make sure everything was right. When we were getting close to PCI (practical completion) a close friend suggested we get a private inspector to go through the property, as she had been burned through her own builders mistakes. We trusted our site supervisor, but thought it couldn’t hurt to get a second set of eyes look over the place. Very glad we did, Mal was able to pick up on a list of minor things the builders didn’t; doors not painted on the tops and bottoms, excess concrete on the alfresco area and rainwater tank sections of slab and a few more things which the builder fixed up for us before we moved in. Mal has completed 3 separate Pest and Building Inspections for me on different properties.

The first property had termite damage that hadn’t been disclosed by the agent or vendor and we were so grateful we’d had Mal do an inspection and not trusted the agency supplied reports.

The second property everything was going well (or so we thought) until the agent let us know the day after we’d received Mal’s reports that someone else had made a higher offer and signed that day.

Third time lucky… (We were feeling a bit jinxed at this stage). Inspection completed. Reports received. Offer accepted! Phew.

Mal’s professionalism has not wavered during this entire period. He has provided us with a lot of advice encouraging us to stay positive. I must also say that his reports were of an extremely high standard which we were able to easily read and interpret.

If you’re looking at purchasing property my recommendation would be to get Mal out to complete your pre-purchase inspections. It is worth every cent.

I recently purchased a townhouse property in Newcastle and needed a Pest and Building Inspection completed. A family friend had recommended Mal Wright but when I mentioned an inspection to the agent, he said they liked to use someone different. I was a little confused so asked my friend for more information why they used Mal. My friend had almost the same experience – the agent said not to use Mal but he still went ahead and used him as he wanted someone impartial. I went ahead and booked with Mal and once I had received my reports and read through them I understood why the agent wanted to use their own inspector. There were so many defects! Some were only minor but a lot of them the agent had just brushed off as nothing to worry about! It really made me step back and question whether I wanted to go ahead with the purchase. Mal’s help and expertise were great and I would highly recommend his services to anyone looking at property.

After shopping around for the best price for a Pest and Building Inspection, we chose Mal Wright. He wasn’t the cheapest. But after speaking with a few inspectors, he knew his stuff. He listened to my questions on the phone (others just didn’t have time or just weren’t bothered). His secretary took all the details and booked everything in for us & gave us a confirmation date of later that week (yes, he was busy, but that’s another good sign). The reports arrived via email as promised the day after the inspection. I found them easy enough to read and only had a couple of questions in regards to termite treatments which Mal was more than happy to go over on the phone with me. I would definitely use Mal’s services again – he was a great help.

I recently booked Pre-Purchase inspections online with Mal Wright Pest and Building Inspections. Being able to book online was handy due to my work hours and the online forms were easy to follow. I’d been given a couple of inspectors numbers but Mal’s website and reviews were much better than others I had read. I was able to get my inspection completed a few days later and asked if I could meet Mal at the property afterwards (I wasn’t sure of the rules due to COVID-19). Mal was happy for me to meet him at the house at a certain time and he was then able to give me a quick run-through of some of the problems he’d found. I still received my reports the next day via email and they have been great to read through and learn what I will need to tend to once I move in. Mal’s service went above and beyond in my opinion and I wouldn’t hesitate to use him again and refer his business to others.

Mal Wright Pest and Building did inspections at a property in Newcastle I was selling at auction. He came about a week prior to the day of the auction so we could have the reports on the day to present to potential buyers. This also allowed us to get a quick sale as the purchasers then didn’t have to wait to get Pest and Building inspections done themselves. I have previously used Mal’s expertise on different properties I’ve looked at and he always seemed to find things that a lot of other inspectors would oversee or just not include in their reports. I will continue to use Mal Wright and recommend his business.

We had recently just finished building a new house in Farley (out towards Rutherford) and needed an independent Handover Inspection completed. We googled a few inspectors but Mal Wright’s reviews were by far the best. He made arrangements to meet the building supervisor at the property to do the inspection and we got our reports the next day. It was a big report. Bigger than I had expected. Sure, I’d had concerns about a couple of things but Mal had picked up on so many defects! I was a little gobsmacked that the builder actually thought they could get away with just ‘ignoring’ issues and we would move in. I’m so glad I had Mal come and do the inspection. We are now waiting to have meetings with the building company and supervisor to get everything remedied. Mal has certainly done an excellent job and even though we now have to wait a bit longer until we move in, I’d do it all over again. You pay so much money building a new house – you’d expect it to be up to standard before you moved in!

Mal Wright came highly recommended to us by a work colleague who used to work in Real Estate. She said he had a reputation with the agents because he was ‘too good’ at finding problems in properties. This was confirmed when I told the agent I was getting Pest & Building inspections done by Mal. You could tell he was a little nervous. Mal’s reports were emailed through to us the day after he did our inspection. Nothing major – which was good. There were a few minor defects which we asked the vendor to repair. Mal also gave us a call the day after we had received our reports to make sure we understood everything – great customer service! We will also be highly recommending Mal Wright.

Being first home buyers was so daunting for us – so many things to consider. Do we build? Do we buy new? Do we need a conveyancer? There were sooo many things. We had done our finance through a broker and were in the process of looking at houses when we found a beautiful property in Fletcher. The broker had told us to get Pre-Purchase Pest and Building Inspections done and recommended 2 different people. Mal Wright was one of them. We actually phoned Mal first just to see what his prices were and ended up booking him in after speaking with the other person (they didn’t seem to be as knowledgeable). Mal’s office contacted the Real Estate and gained access to the inspection for us which was one less thing I needed to worry about. Once he’d done the inspection he gave us a call – just for my own reassurance really. Our reports were emailed out the next day. I was dreading having to sit down and bore myself to death reading about something I didn’t understand but surprisingly, they were very easy to read! We made sure we passed on our thanks to our Broker for his suggestion and told him to keep referring Mal! Mal was a great help and made buying our first home a little less stressful. Thank you.

I had phoned Mal Wright to book in a Pest and Building Inspection on the recommendation from a friend who just raved about him. He was booked out for 4 days in advance but I was happy to wait since he was so highly recommended. Mal’s office must have called the Real Estate agent not long after I spoke with them because the agent phoned me. He told me that I needed to have the inspections done straight away as there were other interested buyers and that the reports that had been supplied should have been sufficient. Well, I wasn’t happy with the agent’s attitude so I told him I was happy to wait to use Mal. I had read the other reports but our conveyancer agreed that because they weren’t in our names they weren’t legally ‘our’ documents.

Mal gave me a call as soon as he’d finished the inspection just to quickly go over a couple of things I needed to be aware of. He emailed the full reports out the following day. They were fabulous. They covered every aspect of the property. He even picked up on little things like the garden tap out the front having no support. Much more detailed than the other reports I had seen.

We did go ahead and purchase the property although the real estate agent wasn’t happy we went back and negotiated the price with the report in hand.

I too would highly recommend Mal Wright Pest and Building Inspections. If you want someone who is thorough and does the right thing by the purchaser (not the agent or vendor) then he’s your man.

I must say, Mal Wright helped me a lot recently with my first home purchase. My conveyancer recommended him & another person but said Mal was better – if he was available! That made me think he must be good if he’s usually booked out! When I phoned, he had 1 spot left for the week so I jumped on it. The staff took all my details, and that was that! Once I’d received the reports and had a read through them, I gave Mal a call just to go over a couple of things I was unsure about. He was patient and even called me a week later to see how I went. If you’re a first home buyer and need someone professional, courteous and knowledgeable – Mal’s your go-to!

Mal was a great help during a recent property purchase. He had come and inspected our house which was on the market for a potential buyer and we had a chat whilst he was there, and he left me his business card. My wife & I had been looking for a new property but we hadn’t settled on one straight away. We eventually found a house and I still had Mal’s card on me so gave him a call to book Pest and Building Inspections. I was impressed with how knowledgeable he was. His office staff were efficient and had our inspection booked in for that week. The reports were emailed the following day and they were great. Colour photos and descriptions of what and where the problem was. Much more detailed than reports I’ve seen in the past. I’m glad I gave him a call (and his price was pretty great too!)

I work in the industry and was purchasing a substantial sized property. I wanted to make an informed decision so decided to have 2 inspections done by separate companies. Mal Wright Pest and Building Inspections was one of them, and I used another company that offered a cheaper price.

Mal’s reports were by far the better choice. They were very detailed and he had picked up on numerous items that needed rectifications where the other inspector had not noted them at all. In comparison, Mal’s Building report was around 56 pages and the other inspector’s was only about 30 pages.

Mal had given me time on the phone to discuss different items with him as well, whereas when I called the other inspector, he was vague with details.

I know who I will be using in the future and who I will be recommending to my clients.

I was interested in a property out at Maitland. The Real Estate agent disclosed that it had previous termite damage but ‘nothing to worry about’ as it had all been fixed. Well, I was a little worried and wanted to know how much there actually was. Mal Wright was recommended to me by a builder friend as ‘the best’ so I phoned and booked in a Pest and Building Inspection with him. Mal was able to complete the inspection the same week and once he’d finished he gave me a quick call to discuss a couple of things.

First of all, the termite damage that had been ‘fixed’ was a lot more extensive than I was made to believe. And secondly, even after having termites, the owners hadn’t kept up with the termite treatments. Wow. I couldn’t believe it. Mal had certainly picked up a few things that needed serious consideration. I’m glad I had given him a call and decided to not listen to the Agent. Mal has literally saved me thousands of dollars and I wouldn’t hesitate to use him again or recommend him to fellow home buyers.

We went with our gut and booked a Pest and Building Inspection with Mal Wright – going against what the Real Estate agent recommended. They had provided reports, but we just didn’t feel comfortable relying on them. Thank god we didn’t use them. Mal picked up so many defects that were non-existent in the agent supplied reports. Some were just minor things but there were a couple of things that should have definitely been picked up! Mal’s reports were also very detailed. The building report was around 35 pages long compared to 15 pages in the agent supplied one. They were like chalk and cheese. We didn’t end up buying the house and are still looking. We have Mal’s number saved in my phone and will be calling him the minute we find another property.

We recently had a Pest and Building Inspection completed with Mal in Maitland. He was very informative over the phone when I had a few questions and when we received our reports we were very pleased we had used Mal to do these inspections. He had picked up several defects that we didn’t realise were there as well as termite damage (no live ones fortunately). It has really made us take a step back and think about what our next move will be. We would highly recommend using Mal to complete your inspections as he could save you thousands.

We contacted Mal Wright to get our house inspected recently. We weren’t selling, but had decided it was about time we got repairs ‘up to date’ while we had so much time on our hands (thanks COVID-19). Mal came out and did the inspection. He was right on time and spent around 1.5hrs taking notes and photos of different things. It was hard to not follow him around everywhere and ask questions! He emailed the report out to us the following day. It was great to have everything itemised and we could then prioritise what needed to be fixed and tick it all off as we went! I met Mal a couple of years ago when he did a Pest and Building Inspection on a house I was renting and the owners were selling. He spent quite a bit of time going through the house, taking photos, writing stuff down and at the time I thought ‘wow, what a waste of my time’ (having to be at home to let him in). My requested items were covered, along with other things I had not noticed. The reports were fabulous – very in-depth and informative. He’s certainly worth more money! I took advantage of Mal’s lower prices during the COVID-19 pandemic and I was not disappointed. I had pre-purchase Pest and Building Inspections done at a property in Aberglasslyn. I had wanted to meet Mal at the property but due to the restrictions in place I wasn’t allowed to so Mal offered to call me once the inspection was completed and go over anything he thought was of concern. The reports were of a very high standard and covered everything about the house. We opted to not have printed copies sent out via the post as well just in case anything spread via the mail. Mal completed an inspection at our property in Kotara earlier this week as we are planning on selling (soon, hopefully) and we wanted to see what we needed to repair before putting our house on the market. Due to the amount of people concerned about the Covid19 virus pandemic at the moment I thought this was very reassuring since he was coming into our home. He also took off his shoes lol.

Our reports were emailed out the following day and pretty much as we expected. It was great to have them handy (and the printed copy we received) so we could then prioritise what needed to be done and tick it off our list as we went! We will be hanging onto Mal’s number as when we have sold our property we will be calling him to do inspections if/when we buy again.

Mal came and did a Handover Inspection for us on a new build in Thornton. We had a few concerns about brickwork and painting which we wanted checked at the time of the inspection. Mal’s office made all the arrangements with the building site supervisor to go there and do the inspection. Our report arrived in a timely fashion but also confirmed that the brickwork was not up to standards, lots of painting needed to be re-done and there were other issues that needed to be addressed. We made an appointment to speak with the builder and took the report with us to back us up. We are currently waiting for things to be rectified by the builder and will be getting Mal back out to re-inspect if it doesn’t look up to scratch. In our opinion, getting the independent inspection done was such a great relief as we were able to go ahead and get the problems rectified before moving into the property.

I had Pest and Building Inspections done by Mal Wright at a house in Kurri Kurri. He had come highly recommended by a friend of ours who had used his services when buying in Gillieston Heights. Mal was great on the phone when I called and he answered a few of the questions I had. Once I had booked in the inspection, I sent an email outlining a couple of things I was concerned about so he could double-check them whilst he was there. I have used inspectors before but Mal was very client-focused. We were supplied with Pest and Building Reports for a property by the Agent that was selling it in Maitland. We read through it and it all seemed ok, but I just didn’t like the fact that the Real Estate had used someone they recommended. Were they reputable? We had ‘ummed and ahhed’ about getting an independent inspection done. The builder said it wasn’t necessary (of course) and others we had asked just didn’t know. We were speaking with our broker about it and he said to definitely get one done and gave us a few names. Mal’s name also came up in our google search as well as in a Facebook question we posted online.

We booked online, giving the supervisor details and Mal’s staff followed up and made sure they could get in to look through the house. We didn’t attend the property at the same time, so just waited to receive our report via email the following day.

The report was fairly straight forward. Minor defects, major defects, safety issues, inside and outside. From what our builder told us, there wasn’t a lot to be fixed. But the report said otherwise. There were quite a few issues so we immediately gave the building company a call and arranged a meeting at the house.

Mal’s report actually saved us money because if we didn’t have these done, we would have had problems down the track and then would have been chasing the company to fix them after we had moved in. Mal still phoned me afterwards but I had the reports emailed the next day and my Conveyancer also had a copy to look over. I was pleased they had thought of me and offered to do my inspection earlier than planned. What a great system they have in place. From now on, I will be passing on Mal’s details to anyone needing inspections.

I was referred to Mal Wright from another Pest and Building Inspector who couldn’t perform the inspections in time for my cooling off period. Mal was also booked but he squeezed in my inspection on a weekend so I’d have the reports ready for Monday morning for my Conveyancer.

It was a nervous wait over the weekend to get the reports and make sure everything was ok. Mal had emailed the reports directly to my Conveyancer so I didn’t need to which was fabulous as it gave me more time to sit down and read through them before my appointment and get together any questions I had for her. We had a great experience using Mal Wright Pest and Building inspections for our Handover reports on our new build in Gillieston Heights. He dealt with the access through the site supervisor, which was great and walked through and did the inspection a few days after we booked it in. The report was very good and we took it with us to our next meeting with the builder to ensure we were getting everything installed/repaired before we took the keys. We are glad we had the report done by an independent inspector as he found more defects than the builders let us know about. We would highly recommend getting Mal out for your Handover inspection!
