My partner and I went to an open house where they had a copy of a Pest and Building Inspection for the property available to look at. It wasn't very in-depth, and I felt like it just ticked off boxes for the vendor to sell the house. We decided we wanted to put in an offer, but also get another inspection done by Mal in the meantime. Our friends had recommended him after purchasing property and had said how great he was. The Real Estate agent wasn't too happy about us having an independent inspection done and when they found out that it was Mal, they tried to convince us to get a different inspector. That made us even more determined to find out what they hadn't covered in the reports. Mal's reports came via email the day after the inspection, but he actually gave us a call before we had a chance to read them. He'd found termite damage which hadn't been disclosed to us. We were speechless. Didn't expect that at all. But even though he hadn't found live termites, the damage was done. Thousands of dollars in repairs made the decision for us to pull out of the property negotiations. Mal literally saved us A LOT of money. So get those inspections done regardless of whether they have had them done already. Unless it's done by Mal, of course. You'd have no idea if they were dodgy or not.
