The average time on site inspecting a dwelling and property is approximately 2 to 3 hours in the Newcastle & Hunter Valley areas and then another hour in the office proofing after a typist has completed the reports. The reports include colour photos and are presented to the client in a display folder mailed directly to the client in the post. Reports are also emailed to the client and solicitor or conveyancer if email addresses are provided.
Using a HIGH END thermal camera, Mal and his team can detect defects that cannot be seen by the naked eye that may prove to be costly repairs that the buyer would not have been aware of.
Thermal imaging cameras range in price and Mal and his team are qualified licenced builders and they know that good tools do a better job so Mal’s thermal imaging camera is one of the expensive cameras costing over $30,000. Some cameras are as cheap as $3000 and would not detect as many defects.
Meth testing is now commonly being performed by property managers and purchasers to see if the dwelling’s interior is contaminated with methamphetamines as unacceptable levels can cause serious illnesses and side effects similar to a user. Children are more prone to contamination as they are more likely to their rub hands on walls or lay on the floor and roll around as the methamphetamine absorbs into the body through their skin and hand and mouth contact. Adults can also be contaminated in the same manner.
A standard meth clean of a contaminated dwelling averages around $5000.00 and in cases with higher contamination this can require the entire dwelling to be stripped out of internal wall linings and floor coverings which may run into 10’s of thousands of dollars and in some cases 100’s of thousands of dollars. This is why it is important prior to making a decision to purchase a dwelling that it is not contaminated with methamphetamines. It is also important for Property Managers and Landlords to include this test to end of lease inspections.
Rapid Test – This is an onsite test that provides an instant result of negative or positive to methamphetamines being present in the area tested. This test provides 98% accuracy.
Lab NIOSH 9111 Test – this provides a test sent to a laboratory to get a level of contamination result as 0.5ug and above are not acceptable levels. This test provides knowledge to the extent of the contamination and also gives a result that if the contamination is from drug use or drug manufacturing. Lab testing has 100% accuracy.
Clearance Certificate – A Clearance Certificate is a certificate in writing provided to show that the dwelling is clear of methamphetamine contamination. This certificate can be provided after a NIOSH 9111 test of all rooms only or after a contaminated dwelling has had an adequate meth clean to clear the dwelling of contamination.
Pre-Purchase Pest and Building Inspection (including Thermal Imaging) including a 3 room Rapid Meth Test – $800.00 including GST. This includes a rapid meth test of any exhaust fans and air conditioners, kitchen, lounge room and main bedroom which will provide a positive or negative result on rooms that may be commonly used for drug use and/or manufacturing.
6 x Meth Rapid Tests and 3 Lab NIOSH 9111 Tests – 9 swabs (which includes 6x rapid tests and 3x NIOSH 9111 lab tests) – $770.00 including GST. This provides a negative or positive result of methamphetamines with a level of contamination. NIOSH testing takes up to a week to receive lab results and for us to provide a report.
Whole dwelling Rapid Test and Lab NIOSH 9111 Tests* – Includes the entire dwelling including all rooms and the garage (*up to 13 rooms – additional rooms, sheds or garages are $100.00 per room) – $2200.00 including GST. This includes every room in the dwelling (up to 13 rooms) for a rapid and NIOSH 9111 test and provides a clearance certificate if the results come back negative with no methamphetamine contamination. NIOSH 9111 testing takes up to a week to receive lab results and for us to provide a report.
The camera also detects heat which can be from termites and moisture from water leaks so it is essential to use someone that has a good thermal imaging camera.

Thermal Imaging can pick up water leaks and termites that the naked eye may miss during a standard visual Pre-Purchase Pest & Building Inspection Reports so, well worth using thermal imaging on one of the most expensive investments of your life, being the property you intend to purchase.
The Flexi Borer Scope camera would only be used if a concealed defect was evident in the building and or pest report and further investigation was required at a later inspection date with the vendors (owners) permission saving having to dismantle walls to see concealed defects and this equipment can take photographs and video footage of the inside of the walls or areas concealed with only a 8mm hole or gap required to access these areas.
You can NOT possibly do an building or pest inspection from looking just from the manhole and not actually crawl through roof spaces and sub floor under dwellings areas. You can not do a proper building or pest inspection in 10-15 minutes; although some pest and building inspectors can do both in that time.
You may save a $100.00 or so using a cheaper inspector and this may cost you thousands even 10s of thousands of dollars in the long run.
You really need a reputable building expert to perform a building inspection that has had hands on building experience rather than a professional whom has only done a course. You also need a Timber pest inspector that is accredited and that has the knowledge and years of experience like Mal Wright has.
