Termites Don’t Care Who Owns the Building: What Newcastle Landlords Get Wrong About Pest Risk

The Investment Property Blind Spot

There’s a common assumption among landlords that a well-presented property in a decent suburb isn’t a termite risk. That assumption doesn’t hold up.

Termites don’t discriminate by suburb or property age. What they look for is timber, moisture, and access, and those three things exist in properties across Belmont, Swansea, Charlestown, Toronto, and every other suburb in the Lake Macquarie and Newcastle area. A property that looks perfectly sound from the outside can have an active termite colony working inside wall framing, subfloor timbers, or roof structures for 12 to 24 months before any visible sign appears at the surface.

By the time something shows up, soft flooring, a door that won’t close properly, cracking internal sheeting, the damage behind it is frequently well advanced.

What Gets Missed in Rental Properties

The subfloor is the most overlooked space in a rental property. Property managers don’t go under there. Tenants certainly don’t. And without a professional inspection, nobody does, sometimes for years.

It’s also one of the most common locations for termite activity. Entry through subfloor timbers, inadequate or deteriorated ant capping, and moisture accumulation from poor drainage around the perimeter all create conditions that attract termite colonies. The damage can be significant before there’s any indication from inside the property.

Roof voids are the other area that routine property management doesn’t cover. A timber pest inspection that doesn’t physically access the roof space and subfloor isn’t covering the areas that matter most.

The Property Manager Inspection Isn’t Enough

A routine property manager inspection checks that a tenant is maintaining the property reasonably. It’s not a building inspection and it’s not a pest inspection.

The property manager isn’t trained to identify structural pest risk, isn’t equipped to detect concealed termite activity, and doesn’t enter the roof space or subfloor. That’s not a gap in how property managers do their job. It’s simply not what the inspection is designed to assess.

The problem arises when landlords assume that because someone has been through the property recently, pest risk has been looked at. It hasn’t.

A timber pest inspection conducted by a licensed and accredited inspector (physically entering the subfloor and roof space, using thermal imaging to detect heat signatures from active termite workings, and assessing all accessible areas of the building and surrounds) is a completely different exercise.

How Often Is Often Enough

AS 4349.3-2010 recommends timber pest inspections at least every 12 months. In higher-risk situations (coastal areas, properties near bushland, or buildings with known moisture issues) more frequently.

For landlords with properties in Newcastle, Lake Macquarie, and surrounding areas, annual is the right baseline. If there’s an established termite management system in place, physical or chemical barrier, those systems also need to be maintained and inspected on schedule.

The pre-purchase inspection established the condition of the property at one point in time. It’s not ongoing protection. Annual inspections are.

One More Thing Worth Knowing

Termite damage is not covered by standard home and contents insurance. It’s classified as a pest problem, not an insurable event. Repair costs for significant structural damage can run into tens of thousands of dollars and sit entirely with the building owner.

A documented annual inspection program is both practical protection against that risk and evidence that the property was being actively managed. Both matter.
